Stucco holds dirt in its texture and paint chalks under the sun, so a house wash here is mostly about a gentle method and a careful rinse, not raw pressure.
Read the walls before choosing a method
Walk around the house and note where the dark film is heaviest. Growth tends to gather on walls that stay shaded and damp, behind shrubs, under windows, and wherever sprinklers wet the stucco on every watering day. Rust-colored fans near sprinkler heads are usually mineral stains from the irrigation water, and they need a different cleaner from mildew.
Check for chalking by rubbing a clean palm across a painted wall. Heavy chalk on the hand means the paint is aging, and a hard spray will strip it unevenly. Hairline cracks in the stucco matter too: water forced into them can end up behind the finish.
What a soft wash on stucco looks like
A contractor wets the plants and the wall, applies a diluted cleaning solution at low pressure, gives it a few minutes, and rinses it off at little more force than a garden hose. Windows, light fixtures, outlets and door seals should be covered or avoided. Screens come off or get a lighter touch.
The FDEP’s recommended practices for mobile washing favor pH-neutral, phosphate-free detergents and steer away from strongly alkaline or acidic products. Many soft-wash mixes are built on chlorine bleach, which is alkaline, so ask how strong the mix will be, how much reaches the ground, and how turf and shrubs are rinsed afterward.
Where the water from a wall goes
Water leaving a wall lands in the planting beds, then the lawn, then the swale. A contractor who works from the high side of the lot toward grass, and away from the storm grate, keeps most of it on your property.
