Screens tear, frames stain, decks collect

Screen mesh is the fragile part. A soft wash with a brush or a wide fan tip at low pressure lifts the film without stretching or popping the panels. Aluminum frames collect a gray chalk and dark spots at the joints; they clean with a gentle solution and a soft brush, not a narrow jet. The deck beneath collects everything that falls, from leaves to sunscreen.

Ask the contractor to note loose splines, torn panels and bent members before the wash, and to photograph them. Cleaning is not repair. Re-screening or structural work on an enclosure is a different job, and the City’s permitting office is the place to ask whether it needs a permit.

Keep the solution out of the pool

Pool water balance is easy to upset. Ask whether the contractor covers the pool, runs the wash with the pump off, or rinses the deck toward drains that lead away from the water. Salt-system and chlorine pools react differently to extra chemicals, so tell the contractor which one you have.

Many cages sit over lawns watered with City reclaimed water. The Waterfront Living Guide notes that reclaimed water carries nitrogen, phosphorus and potassium, the same nutrients that feed growth on damp surfaces (retrieved September 27, 2026). On a canal lot the deck often drains toward the seawall. The City’s guide notes that in the saltwater parts of the city stormwater goes straight to the tide, and it asks residents to let only rain go down the drain. A contractor working a canal-side lanai should say where the rinse will stop before it reaches the water.
