Tile, shingle and metal need different handling
Concrete and clay tile roofs crack under careless footsteps, so ask where the contractor plans to walk and how they spread their weight. Many tile jobs are done from a ladder or the ridge with a long wand. Asphalt shingles lose their protective granules under high pressure, and a stripped shingle ages faster than a stained one. Metal roofs usually need the least force of all.
Before any roof work, confirm who handles the gutters and downspouts. Treated water from the roof pours through them, so a clogged downspout can dump solution onto one flower bed instead of spreading it across the lawn.
Why a soft wash, and what to ask about it
Roof streaks come back when the growth is only knocked loose. A soft wash kills it where it sits and lets rain finish the job over the following weeks. That approach relies on chemistry, so the questions shift from pressure to product: what is in the mix, how strong it is, and how the contractor keeps it off plants, pool water and the lanai cage below.
Ask for a written plan for the runoff. Water from a roof reaches every surface underneath it, then the swale. The City’s Waterfront Living Guide asks waterfront owners to keep a no-spray zone of 10 to 15 feet from any waterbody for fertilizers, pesticides and herbicides; a careful roof cleaner applies the same caution to cleaning solution near a canal.
Check for bats before anyone sprays the roof edge
The Florida Fish and Wildlife Conservation Commission says bats may roost underneath shutters or roof shingles, and it is illegal in Florida to evict or exclude them during the maternity season, April 16 to August 14 (retrieved September 27, 2026). The same page says bats may not be harassed with lights, sounds or toxic substances. The Florida bonneted bat, listed as endangered in 2013, has been found roosting in buildings.
If you see bats leaving the roofline at dusk, tell the contractor before the job is scheduled and ask the FWC for guidance. A roof wash is not bat removal, and nobody should spray into a roost.
